This Covenant
Purchase & ownership of land on Santo Island in Tato Estates represents your agreement with the following. This is an agreement between you and Tato Estates, owned and managed by Matttt Li.

This agreement is designed to protect your INVESTMENT. This document is designed to inform you in the simplest way possible, the way land ownership works here.

IMPORTANT - As soon as you buy your land, send an IM to Matttt Li so that he can update the records and avoid reclaiming the land.

PRICES

* Seaside Land is L$ 12,000 per month
* Interior Land is L$ 10,000 per month

BONUS DISCOUNT – L$1,000 per month discount for each resident you bring to Santo, effective for the duration of their residency. (e.g. if you recruit 8 new residents, you would receive an L$8,000 per month discount for each month that they are residents, resulting in your monthly fee being only L$4000 if you were leasing seaside land.) PLEASE NOTIFY MATTTT LI AT TIME OF PURCHASE WHO REFERED YOU IF ANYONE.

BASE LAND - Each parcel is 4096 sq m. and supports 936 total prims

INVESTMENT POLICIES

* You are purchasing a lease of the land.

* No sub-leasing

* Your purchase affords you “owner” access to the land.

* Fees are monthly (no additional tier, no per-prim rate).

* Premium accounts are not required to purchase.

* Initial purchase price covers the first month.

* One month after purchase, the first monthly fee is due.

* Payment of entire purchase and first month is due immediately after purchase if the price of land was set as less than the monthly amount (applicable when land is purchase under a reserve price.) For example, if reserve is 1 L, and monthly is 10,000 L, then immediately after purchase, a payment of 9,999 L is due.

* Monthly payments are sent to Matttt Li (starting the beginning of 2nd month)

* You keep the land & lease as long as you keep the monthly fee payments current.

* You become the parcel owner when you buy the land, with owner controls over the land.

* Your land is reverted back to the estate when you are finished with it; It cannot be sold to others.

* If a payment is late, more than 48 hours, the land may be reclaimed.

* If you break the agreements in this document, the land may be reclaimed.

* If land is reclaimed, it is returned to its original state.

* You are free to re-purchase land after it has been reclaimed (unless otherwise notified.)

* No refunds.

* Management may establish an automated payment system in the future.

LAND POLICIES
To protect your INVESTMENT here are some simple policies that we insist that you follow. Your purchase and ownership of land here represents your agreement with these rules. Failure to respect these standards can ultimately result in the forfeiture of your property.

Residential - Santo is generally a single-family residential zone, with structures no more than 4 stories.

Businesses – Keeping with a residential theme, only modest vendors are allowed within the walls of a residential structure as long as they are not visible outside your parcel. Please do not post any unsightly billboards or signs. Any and all signage visible outside of your parcel is subject to management approval. The appearance of the lot must follow a residential theme (e.g. paintings inside an art gallery contained within a house.) No casinos or camping slots.

Scripts - Scripts are allowed as long as they do not disturb the peace or take up too much bandwidth. Use of highly active scripts is at your own risk. They may be removed if they are a problem.

Landscape - This is a resort residential area. Architecture and landscaping should be kept sympathetic to the area. Beyond that, your property is your own to landscape as you wish. You may terra-form your parcel, but must do it in a way that is sympathetic with the land and neighborhood around it. In other words, please blend your land and landscaping so that it fits with others around you. Foliage & structures should not overhang into an adjacent parcel without the explicit permission of the neighboring owner.

Architecture - Airborne structures are only permitted higher than 250m. No eye sores please. Homes, outbuildings, and other builds must be kept within the confines of ones own land except with the explicit permission of the other land owner.

Pedestrian Traffic - Please avoid permanently blocking access to your entire parcel. This will allow people to travel across the island.

Security - Please use some other security system than the default unsightly red bars. Please do not use the SL feature to ban access to your entire land, especially while you are not on your land. If you must use red bars, subdivide your land and keep them out of sight within your 4096 lot. Security systems are to operate within the confines of your land and not beyond. Only approved security systems are allowed.

Water - The surface of Santo is close to sea level. So you can dig down and create waterways on your land if you want. If you do that, please blend with any waterways on the land adjacent to yours. Other islands my show up adjacent to Santo in the future.

Names & Descriptions - You may name your land & set your description any way you like, following SL policies.

Music & Radio - You may set music on your land to any URL station.

Peace - Please do not disturb the peace. Santo is to be a safe place to live and play, so please no harassment, stalking, littering or other anti-social behavior. You are responsible for the behavior of any guests that you invite to the Region.

Combat - This is a combat free zone. All parcels must retain safety option on.

Maturity - This is a mature region. However, please keep your genitals out of the public eye. There may be younger family members who have visibility from within your neighbor's land.

Resources - Island bandwidth is not limitless. Do not do things that eat up all the resources. No Sandboxes

Management - Tato Estates Management reserves the right to intervene as necessary if any of the above rules are not followed and the situation becomes a problem. This may include removal or adjustment of scripts & objects, or the adjustment of terraformed land.

OTHER POLICIES
* Management reserves the right to change this agreement in the future with as needed with 30 days notice. If this is necessary, changes shall take effect on the first day of the next monthly fee period following the completion of the 30 days advanced notice. Immaterial changes may be made by the management without notice. Any problems with any change shall be resolved via this 30-day notice policy.

* The land is provided on an 'as is' basis to residents. We endeavor to provide a pleasant experience in line with the expectations of our customers but can offer no guarantees of satisfaction.

* Tato Estates reserves the right to evict for non-compliance or non-payment. No refunds will be given.

* All residents must maintain membership in Santo, a group that shall be used for communications by management.

* We always strive to be fair.

* This covenant may change without notice.
